Guest house foundations
It's not worth cutting corners with the foundations of a guest house, as a safe and stable foundation is perhaps the most important starting point for a new building. A poor foundation can lead to a shorter lifespan for the guest house.
The right foundation ensures that you also avoid many potential problems caused by subsidence, such as:
- Gaps form between the wall materials
- The windows and doors are sticking or don't close properly
- The guest house doesn't look good.
The selection of appropriate foundations is influenced by:
- Guest house location
- area's soil
Choose the correct type of foundation for a guest house like this:
- Soft clay soil -> screw pile foundation
- Gravel or moraine soil -> traditional pile foundation
- Unconsolidated ground -> a very light foundation is sufficient
We have written our own comprehensive guide to foundations – read the ABC of foundations from this link.
Guest cabin building permit
When purchasing a guest house, it's always worth remembering local building regulations and permits. Depending on the municipality, you may therefore require a building permit for the guest house. It's worth checking whether a permit is required. Municipal building supervision. Building permits for guest houses currently cost approximately €200-800 depending on the municipality.
From now on, guest houses can be built everywhere without a building permit.. Parliament passed a new Building Act on 1 March 2023, according to which buildings under 30 square metres, such as guest annexes for cottages, will be buildable without a building permit from 1 January 2025.
The new law also stipulates that a building constructed without a building permit may not be used for residential purposes. One definition of a building intended for residential use is that the building has a hob. Therefore, in the future, a guest house built without a building permit will not be allowed to contain a kitchen.
