A guest cabin is a good and easy addition when you need more space at your cottage. You can put up guests in it, store your summer deck furniture over the winter or use it as your summer study while writing your first crime novel.

The price of a guest cabin

As a kit delivery, a guest cabin costs roughly 3,000-15,000 euros. The cheapest models are about 5 m2 in size and the most expensive about 25 m2. A kit delivery often doesn't include roofing materials, for example, so always read the guest cabin's product details carefully. 

As a turnkey delivery, a guest cabin costs an estimated 5,000-20,000 euros, depending on its size and level of equipment.

Although a guest cabin for your cottage is a fairly affordable purchase – especially given how versatile it is – it is worth remembering that it too brings some extra work and costs in terms of servicing and maintenance.

There are many good reasons to get a guest cabin for your cottage. Often it starts with the need for more space, but there are several good reasons:

Guest cabin foundations

Don't cut corners with a guest cabin's foundations, as a safe and stable foundation is perhaps the most important starting point for any new building. Poor foundations can shorten the life of your guest cabin.

The right foundation ensures that you also avoid many potential problems caused by subsidence, such as:

  • gaps open up in the wall material
  • windows and doors stick or don't close properly
  • the guest cabin doesn't look good

 

The right choice of foundation depends on:

  • where the guest cabin will be placed
  • the soil in the area

 

Choose the right foundation for your guest cabin like this:

  1. Soft clay soil -> screw pile foundation
  2. Bedrock or moraine soil -> traditional pier foundation
  3. Frost-free ground -> even a very light foundation will do

Building permits for guest cabins

When getting a guest cabin, always keep local building regulations and permits in mind. Depending on your municipality, you may need a building permit for a guest cabin. Check whether a permit is required from your municipality's building control. A building permit for a guest cabin currently costs an estimated €200-800, depending on the municipality.

In future, however, guest cabins may be built anywhere without a building permit. On 1.3.2023, Parliament passed a new Building Act under which buildings of less than 30 square metres, such as a guest cabin at a cottage, can be built without a building permit from 1.1.2025.

The new Act also states that a building built without a building permit may not be used as a dwelling. One of the criteria for a building intended for residential use is that it has a cooker. So even in future, a guest cabin built without a building permit may not have a kitchen.
